Job Description

Spyglass Talent Solutions, a retained recruitment firm based in Raleigh, NC, has been engaged by L.L. Vann Electric, Inc. to conduct a search for a Director of Preconstruction.

Founded in 1987, L.L. Vann Electric, Inc. is a leader in commercial electrical construction in the Raleigh-Durham area. The company combines engineering, artistry, and cutting-edge technology while adhering to traditional principles of quality service. L.L. Vann also offers specialized services including but not limited to fire alarm, security, tele/data, A/V systems, and complex lighting control design and integration.

The Director of Preconstruction will be responsible for preparing accurate construction estimates, cost management, and design management. They will also be tasked with writing proposals and creating budget plans. The role requires close collaboration with various departments to ensure the successful planning and execution of electrical construction projects.

Responsibilities:

  • Lead the development of detailed and accurate electrical construction estimates for commercial projects, including design-build and design-assist engagements.
  • Collaborate with engineering and operations teams during the design phase to ensure constructability, cost-effectiveness, and optimal project execution strategies.
  • Perform detailed quantity take-offs, review specifications, and solicit subcontractor/vendor quotes to ensure competitive and comprehensive pricing.
  • Develop preliminary and final budgets in alignment with project scope and client expectations.
  • Manage and lead the preconstruction process from concept through Guaranteed Maximum Price (GMP) and final contract.
  • Analyze and interpret construction drawings, identifying potential risks, conflicts, and cost-saving opportunities early in the project lifecycle.
  • Participate in client meetings and presentations to explain cost estimates, project plans, and value engineering options.
  • Maintain up-to-date knowledge of current market conditions, including labor rates, material costs, and new products or processes that could impact project costs.
  • Coordinate with project managers, field supervisors, and senior leadership to transition projects seamlessly from preconstruction to operations.
  • Utilize estimating software, primarily Accubid, to develop consistent, accurate, and timely cost estimates and proposals.
  • Support business development efforts by preparing proposals, bid packages, and participating in strategic project pursuits.

Qualifications:

  • Skills in Construction Estimating and Cost Management.
  • Proficiency in Design Management and Proposal Writing.
  • Experience with Budgeting.
  • Excellent communication and project management skills.
  • Ability to work collaboratively with cross-functional teams.
  • Bachelor's degree in Construction Management, Engineering, or related field is not required but preferred.
  • 10+ years of experience in the electrical construction industry.
  • Understanding and knowledge about Accubid.
  • Strong attention to detail and organizational skills.
